“Good design pays careful attention to how people prefer certain types of space for different sorts of interactions; we use light, layout, and open space to facilitate more productive exchanges. We leverage amenity offerings with the same heightened engagement goals in mind.”

DESIGNED FOR LIFE

Sustainability & Wellness

1520 Smallman has been optimized to incorporate the latest innovations in HVAC technology which vastly reduces energy consumption and cleans the air. A highly efficient active chilled beam HVAC system provides hospital-grade air quality over traditional forced-air duct systems. This is done by using advanced air filtration technology, improved humidity control, cutting-edge UVC light-cleansing, and drawing higher volumes of outdoor air to circulate into the building’s ventilation.

Fitness Built In

In addition to an impressively equipped state-of-the-art fitness facility on the building’s ground floor, a full lineup of group instruction, personal training sessions, inspirational movement, and yoga classes will be available, with schedules built around the morning and evening rush 1520 Smallman will play an active role in building healthier lifestyles offering healthy food options in the main concourse as well as providing diet and nutrition consultation by on-site experts.

Commuter Friendly

With an emphasis on sustainable re-use, 1520 Smallman extends the themes of flexibility and adaptability into its commuting infrastructure. The six-floor garage features pre-built charging stations for 18 electric vehicles with room for more should demand require. A dedicated curbside pick-up and drop-off area for Uber, Lyft, and other ride-on-demand services ensures smooth rush hour flow. For those pedaling in and out of the office, the building hosts a secure 100+ bike garage and nearby Healthy Ride station.

Community Minded

1520 Smallman is proud to play a leading role in creating workable neighborhood spaces that serve the entire community. The 800+ car garage in the building’s base will be open for public use on evenings and weekends, filling a pressing area need, while the upper floors of the structure have been designed for easy live/work conversion should the demands of tenants and the neighborhood change. The ground floor cafes and restaurants will cater to working commuters and area residents, and the accessible stadium seating will foster a sense of inclusivity and gathering.

Touchless by Design

1520 Smallman will adhere to heightened sanitation and security standards for a cleaner and more secure work experience outside the home.  In addition to advanced air quality standards and improved building-wide circulation, 1520 Smallman will have touchless garage, turnstile, and elevator systems. there also will be automatic doors for floor entry and common area access that all but eliminate the necessity of touching common surfaces on the way into and out of work.
